How to handle lease renewals for OneApp Guarantee residents
Guarantees are issued for each lease agreement so, before a OneApp Guarantee resident's lease is up for renewal, it's important to confirm whether they'll continue to need coverage. Some residents may now qualify on their own, while others may need continued support.
After re-screening and collecting updated proof of income, if you determine that the resident still needs coverage, you'll simply re-refer them to us so we can guarantee the new lease.
🏆 Pro Tip: We recommend starting this process within 90-days of the lease end date to avoid delays.
Here's how it works
Be sure to communicate with the resident throughout this process to ensure a smooth lease renewal for them and your team:
- You refer the existing resident to us to apply for a new lease guarantee.
- The resident applies for free with zero credit impact or obligation.
- We guarantee the lease and take payment from the resident.
- We share the guarantee with you so you can complete the new lease.
- We cover you up to 3x the base rent in the event of default.
- You maintain the occupancy without taking on additional risk.
💡 Good to Know: Renewing residents only pay 50% of the co-signing fee.
How to refer an existing resident
- In your OneApp Guarantee account, click the Residents tab in the left navigation bar.
- On the Residents page, click the Refer an Existing Resident button at the top right.
- On the Refer an Existing Resident page, find and select the property using the Property search box.
- Find and select the resident using the Active Resident dropdown.
- Once you've selected an Active Resident, provide the remaining information for the referral:
- Monthly Base Rent Amount: The base rental rate, excluding fees and utilities.
- Lease Duration in Months: The duration of the lease in months.
- Verified Gross Monthly Income: Total monthly earnings before taxes and deductions.
- New Lease Start Date: The date the new lease will start.
- New Lease End Date: The date the new lease will end.
- Click Save.
- In the pop-up window, check the box to acknowledge that the resident has already been screened.
- Click Submit.
