Scanned copies are perfectly acceptable — and digital signatures or court portal screenshots are valid, too. We simply need to see the timeline of legal proceedings and confirm that the property completed the required due diligence to vacate the unit.

✅ Required Legal Documents
Late Rent / Pay-or-Quit Notices
Property managers must issue a statutory-compliant Late Rent or Pay-or-Quit notice immediately after the legal grace period expires (as defined by state or local law), unless the lease specifies a longer grace period.
- Must include:
- Resident’s name and address
- Amount owed and due date
- Date notice was issued
- Payment deadline or vacancy requirement
- Acceptable formats: scanned copies, digitally signed PDFs, or screenshots from your property portal
Legal Notices for Each Missed Rent Month
Provide formal written notices sent to the resident(s) for each month rent was not paid.

Eviction Documentation
Submit all documents related to the eviction process. Examples include:
